Project Accounting and Proforma Services

Our Project Accounting Team is considered heavy weights when it comes to experience keeping an eye on all development uses bottom line. They have the capabilities to create pro forma’s for any project from Mixed Use, Hospitality, Office, Multi-family, Residential and Industrial to name just the biggies. They will set up the basics of the pro forma and then revise and adjust as the project gets through master development plan phases, entitlement phases, and then again at design and leasing. As the pro forma is an evolving living breathing document, our team will work closely with you through the entire life of the project.

In addition to the pro forma, our number’s experts can provide full Accounting Services including:

  • Project Budget, Revenue Projections, Pro Forma Development, Cash Flow Projections and Ongoing Refinement including: Analyses of Return on Project Cost, Permanent Financing DSCR and New Profit at Exit

  • Project Accounting: tailored to meet each individual client’s needs this service includes everything from project banking and account set-up to working closely with client’s CPA on all tax prep and investor papers.

  • Project banking account set-up

  • Lender relations: working with new or existing lender relationships, can provide assistance on funding any and all projects

  • Monthly draws including collecting the required vendor paperwork, monthly funding, as well as fulfillment for all execution and vendor and materials payments

 

Owner and Development Design Services

Design services for Owner and Developer projects are essential. In the spirit of you are as successful as you look, our Design Team offers the following:

  • Tenant Improvement, Tenant Coordination and Leasing Design Services

  • Full design services for tenant retail, restaurant, and office buildouts

  • Full Landlord Works Letter design services as required per each lease

  • Lease Outline Drawings as required per lease (LOD)

  • Leasing Exhibits as required per lease

  • Help create and manage the Master Development Plan/Merchandising Plan

Asset and Property Management Services

A project’s relationship with its tenants is essential, not only for the life of the tenant, and the relationship you build with the tenant’s sphere of influence, but for the life of the physical property. Studies show that tenant happiness translates exponentially to the future success of future tenant relationships. With an eye on the long game for our clients, we offer the following full suite of Asset Management / Property Management and Operational services:

  • Daily management including communication with existing and future tenants

  • Lease Administration

  • Development of annual business plans and operating budgets Vendor contracting with annual competitive bidding and defined scopes of work for all property services including weekly, quarterly, bi-yearly and yearly property inspections including but not limited to: fire alarm, sprinkler, elevator, HVAC

  • Property Operations including property condition assessment, vendor oversight, and routine repairs and maintenance

  • Monthly financial and property level reporting, including A/R and A/P

  • Assistance as needed with any tenant buildouts or property improvements including but not limited to collecting COI’s, distributing Tenant Rules and Regulations, as well as processing Tenant Allowance request per leases.
