When I first embarked on my career in Real Estate 31 years ago, it was not a women-centric field. With that said, I learned how to work harder and smarter at mastering the commercial brokerage industry with a foundation deeply rooted in development. From small retail projects and single-tenant properties to mega lifestyle and power centers, I was thrown into the deep end from day one. I did this by learning from the best. I was fortunate enough to work for some of Colorado’s powerhouse real estate companies including Sullivan Hayes, Trammel Crow Company, Miller Weingarten, Legend Partners, and as a principal at Alberta Development. All companies are considered top of their game, top of the industry players. From this experience, not only did I learn how to think like the best, but how to work like the best. Today, with more than 35 million square feet of properties leased, I bring to our clients at Forge Partners the vision and expertise of tenant representation and owner representation in leasing spaces, ground leases, and pad sales. I negotiate letters of intent, leases, contracts and terms, project merchandising, and site planning management. Most importantly, I have honed outcome-oriented insight — I know that by working closely with the design, development, and construction teams, I can help you to create spaces that are in market demand. Knowing how important it is to work directly with our capital partners, design, and property management teams is an invaluable asset to attaining success-driven outcomes. Jeb Boshart, Founding Principal

My passion is in helping my clients deliver. Completely. Without a hitch. For the last 23 years, my focus has been on all aspects of the owner and development process, including acquisitions, design, preconstruction, construction, core, and shell delivery, as well as leasing assistance and tenant coordination. In mastering all aspects of project management within mixed-use and tenant finish projects, I’ve provided my clients with the essential tenant support and interface, design direction, budgeting, and concise construction plans and vision that deliver projects on time and on budget. As a result, I have successfully built more than 15 million square feet from dirt to tenant finish, equaling more than $3 billion for some of the most noteworthy developments throughout Colorado and across the southwestern United States. Among that list, you’ll find Foothills, Promenade at Denver West, CornerStar, Houston Pavilions, Milk Market, and The Landmark to name a few.  From large-scale development including retail, restaurants, and entertainment venues, to luxury multi-family residential and high-rise commercial offices, I can say without hesitation that Forge Partners has this in our back pocket. Robert Walter, Principal
Development Services

Over the last 41 years, with more than 130 million square feet of large project construction management including office, retail, commercial, industrial, airport, and healthcare projects developed, I bring to Forge Partners an essential role in the development and acquisition teams. There is not a second in that project cycle that doesn’t cross my desk. I oversee the design, engineering, and construction of a project from the moment it becomes real on paper through the process of handing over the keys. I have done this level of high-performance project management and construction development most recently with Alberta Development Partners, New Plan Excel Realty Trust, The Ellman Companies, GTE Realty, as well as Neiman Marcus, and Xerox across the country. I am also proud to add the development and construction of Liberty Science Center in Liberty State Park in Jersey City, NJ, and the redevelopment of JFK International Airport’s Arrival and Custom Hall to my portfolio of experience.

If there is one thing I want my clients to know, it’s that throughout the entire development process, I am in the trenches. From entitlements, to design integrity and construction, my face-to-face style of team management is my trademark. Our external teams are held together by literally hundreds of relationships with construction specialists, forged through years of building some of the most landmark developments in Colorado and across this country. The loyalty of these relationships is the core of our success. I am that guy, the go-to guy, the one who has a plan A, B, and C. My client’s reputation depends on this.

Jeanie Aratari, Financial Administrator

If I were to pinpoint what my greatest strength is I would say that it is my love of math. To me, there is absolutely nothing more important than the clarity of numbers. I have a long relationship with numbers, across many different industries and multiple business fields, some of which are unique, and some of which migrate together in seamless interdependence. Having worked entry-level to upper management, I also understand what it takes to make a business perform. That’s why I was an essential component in helping to successfully get Forge Partners off the ground making them an entity of force today. And it’s also why I can offer a host of divergent and intricate accounting services to all of our clients. For me, numbers are an essential part of everything. Being detail-oriented, and organized beyond what might be considered human, I find that I’m not only good at the numbers, but I also know that having a spreadsheet of numbers that are clear, concise, and completely accurate allows our clients to see far beyond the page into a world where their success begins to really add up.

 

Alisha Stoltz, Principal - Leasing

I have lived in Denver for 33 years and have been in the commercial real estate industry for 24 years.  I have seen Denver and the surrounding areas change dramatically, and I am proud to say that I was a part of that.  My greatest strength is the ability and willingness to step in wherever I can to help in a transaction.  As a single mom for most of the last two decades, I have learned that it takes a village to accomplish things! I started at the very bottom of this business and have done everything from fixing the copy machine to closing multi-million-dollar transactions.  I have been privileged to be part of many excellent real estate and development companies in Colorado. The lessons I have learned from each person and transaction are invaluable to me.  I have learned patience, the art of pivoting, and thinking outside the box to get the deals done.   My career has allowed me exposure and experience to various real estate transactions, including traditional retail leases, outparcel sales, ATM deals, cellular tower leases, liquor license acquisitions, food-court leases, shopping center acquisitions, and dispositions, and ground-up mixed-use developments and redevelopments.  I have represented local mom-and-pop tenants and anchors such as Kroger and Walmart.  Anchors are what centers are built on and around, but it is the local tenants that give a center a heart and soul.  Both are valuable to a community, and I strive to help build communities and watch them thrive.

 

Rocky, Junior Associate

Rocky has been diligent at his job for the last couple years and recently got a promotion to junior associate. Congrats Rocky! While Rocky is still learning the ropes, he excels at boosting morale and greeting everyone with excitement and joy.

 

Yogi, Watchman

Yogi joined the Forge Partners team March 2023 and has been mastering his skills as a Watchman for the company. With his watchful eye he happily greets all visitors. He has been GROWING into the position quite quickly and we expect great things from him. Yogi demands a belly rub or two while on the job, but we are willing to accommodate his needs.

 

Frankie, Junior Office Manager

Frankie joined Forge Partners April 2023 she was a package deal with her buddy Louie. Frankie very quickly showed us she was a take charge kind of girl so we quickly appointed her to junior office manager. While Frankie can sometimes be found snoring (rather loudly) in her favorite chair, she is very diligent in making sure we are we are on our toes.

 

Louie, HR Trainee

Louie joined Forge Partners in April 2023. When we were looking to bring Frankie on the team, we simply couldn’t pass by Louie. We took one look at him and knew he was a man of the people. Louie is fully committed to this new role and is more than willing to help you work thru your daily problems. He is a simple guy and only asks you return the favor with some scratches.

“To Make Everyone Happy” was Whiskey’s favorite motto. Whiskey was a natural at his Job, he had and irresistible personality, squiggle demeanor and bright white smile. Whiskey always clearly communicated the mission of the company. While his service was brief, we feel so lucky that we had him as part of the team, and he is dearly missed.

Hank the Tank, Head of Security

“Come to the office with a bone, or burger in hand, and I’ll be your friend for life” was Hank’s favorite Motto. Hank took his security detail very seriously and served us well for many years. We miss his attention to detail with all thing’s safety. Hank left big paws to fill, and we miss him dearly.

 

Mo, Head of HR

Many successful years of service Mo never met a human he couldn’t lick.

With personality to spare, and a bit of a joker, Mo was our go-to for any and all problems that we had. Mo’s M-O: Rubs on the tummy can help you overcome any complaint you may have had and most likely, forget you even had one.

There will simply be no replacement for Mo and we thank him for his many years of service and miss him dearly.

Cash, Head of Hospitality

“Yes. For sure. Come in. We have snacks”, was Cash’s favorite motto

Cash was a natural food and entertainment specialist; he understood that from the moment someone walked in the door, they needed to be treated with unconditional love and care. And while sometimes that meant you needed to traverse a careful path around which Cash was always close by.   Cash made Forge Partners a perfect mixture of happiness and satisfaction.

While Cash’s time was short, the impact he made was huge and he is missed dearly.
