Promenade at Downey
Downey, California

Promenade at Downey is a 58-acre, $182 million project that has become Downey’s new community gathering hot spot and tourist destination, merging retail, dining, and entertainment with a one-of-a-kind walk through history. Designed with a sleek architectural nod to Downey’s aerospace roots, the Promenade at Downey site was once the proud home to a division of NASA and later a special effects movie studio. Members of the Forge construction team oversaw the entire development, and our brokerage division managed local brokerage and legal teams to successfully lease this 633,361 sf mixed-use retail development to such landmark tenants as Cinemark, TJX Home Goods, Floor & Decor and 24 Hour Fitness, to name a few.

Foothills
Fort Collins, Colorado

This is a 77-acre, 826,000 sf, $290 million P3 mixed-use redevelopment in Fort Collins, Colorado. We oversaw all aspects of the construction of this redevelopment while dealing with the logistics of keeping the mall open to the general public during the redevelopment.  For the vertical construction, we were responsible for new water quality control systems, coordination of all wet and dry utilities, a 1000-stall parking structure, parking fields, a pedestrian/bike underpass across a six-lane state highway and relocation of an open irrigation ditch to run ½ mile underground on city owned property.  We were also responsible for leading the brokerage team and legal team for this complicated project. In addition to new leasing, we also spent several years unraveling existing users and generating new faces to elevate the brand of this new development.

Streets at SouthGlenn
Centennial, Colorado

The SouthGlenn Mall was a fixture in this southeast suburb of Englewood that was beloved by the community, but needed a serious refresh. So, the Streets of SouthGlenn, a 77-acre, $350 million high density, mixed-use, urban infill redevelopment project emerged. As demolition of the old mall began, two of the anchor tenants insisted on remaining open. We coordinated all new construction around this reality, including new underground storm detention systems and a redesign of all underground utilities, with multiple phase delivery of a new parking garage, parking lots and streets. We also managed multiple general contractors and were responsible for executing all metropolitan district work. Simultaneously, the Forge brokerage team was responsible for leading outside brokers and legal teams to successfully lease this development comprising 1,366,566 sf of space with major tenants including Whole Foods, Regal Theatres, H&M, Best Buy, Sur La Table and Z-Gallery to name just a few. In the face of the downturn, the community embraced with great pride the new Streets of SouthGlenn.

Cornerstar
Aurora, Colorado

Located on what was once the largest multiplex soccer field for aspiring young athletes, Cornerstar became one of the most spectacular spring boards for a resurgence of retail and entertainment in this part of the city.  For this ambitious 158-acre, 585,124 sf, $199 million project, we were responsible for the development management, which included site infrastructure, the import of over one million cubic yards of fill to bring the site out of the flood plain, and the facilitation of the largest CLOMR/LOMR in Colorado at the time of project’s inception in 2008. We were also responsible for leading the brokers and the legal teams to successfully lease this ground up development, securing such major tenants as TJX Home Goods, Ross, Target, AT&T, Panera, and Dick’s Sporting Goods to name a few.

The Landmark
Greenwood Village, Colorado

Previously a dead zone on what was at the edge of the western border of the Denver Technological Center and adjacent to one of the most prestigious neighborhoods in Colorado (Greenwood Village), The Landmark stands as one of the premiere luxury mixed-use condominium high-rise, restaurant, shopping and entertainment developments on one of the highest pieces of ground in the area. Not only were there spectacular 360 degree views, but some of the highest end tenants were drawn to this project. We managed the design, infrastructure and core shell for the entire development, and the buildouts for both the Comedy Works and the Landmark Theatres, two of the development’s most important anchors. We were on the job from the day it started until the moment it was delivered.

The GTE Office Campus
Alpharetta, Georgia

This $100 million project on 35 acres of land consists of 450,000 sf across three  buildings, all now the home of the GTE Call Center, Marketing and Executive wings.  We were in charge of the site selection, construction and development management from the design boards through to the delivery. Within this spectacular development lays a 2-acre lake and waterfall fed by 3 active streams all surrounded by spectacular Georgia views. From the beginning, our task was to respect this environment while creating a state of the art facility for one of Atlanta’s biggest corporate headquarters.

The Milk Market
Downtown Denver, Colorado

Denver Milk Market, developed to occupy a part of the historic Dairy Block, is an 18,500 sf tenant buildout conceived by the famed chef Frank Bonanno. It is an all-local, amazing mixture of 16 different take-away and dine-in restaurants and bars which aims to draw in travelers, visitors, neighbors and fans to shop, drink, eat, and enjoy in the heart of the Ballpark Neighborhood in downtown Denver.  Coordinating closely with McWhinney, we worked as tenant representative, managing both Saunders Construction and Davis Architecture on this $7 million renovation and buildout. We came in at the beginning of the project and worked side by side with each entity to ensure the project would end up as one of the neighborhood’s most anticipated destinations.

Houston Pavilions
Houston, Texas

This exceptional retail, office and entertainment center is comprised of close to 300,000 sf of retail, and 260,000 sf of office. We were hired to oversee the entire tenant coordination of this project which included House of Blues, Lucky Strike Bowling Lane, Comcast Sports Studio and the entire tenant build out for the NRG company’s office space. An 11-story, majestic structure is located in the center of this development, which encompasses approximately 3 square blocks in what has been considered the best of Houston. As construction manager, advisor and coordinator, we were an essential part in delivering this LEED Gold certified building where 100% of the power is from renewable wind energy generated in west Texas. We were able to deliver the tenant build out of this building in little over a year. Not only did it permanently change the skyline of Houston, but the ecological persona of this new building helped to align two of the most powerful entities of NGR’s brand together, a result that changed the way the public viewed them to this day.

Liberty Science Center & Hall of Technology
Liberty State Park, New Jersey

Upon completion, this $50 million development project on 300 acres of land would be the new home of the Liberty Science Center and Hall of Technology, the largest geodesic dome on the east coast, and a TPC Golf course. We were responsible for not only the preparation of the land for development, but the management of the development and construction as well as the monthly progress and financial reporting to the board of trustees for this non-profit. Today, this project stands as one of the most monumental achievements in the area.

JFK Airport
International Arrival and Custom Hall,
New York

The first of many projects for the JFK Airport redevelopment, the International Arrivals and Custom Hall were a $50 million project. The challenge in both of these areas was to keep the space operational and accessible to the more than 15,000 people passing through this area daily during the entire renovation. In addition to the construction and development management, we were also responsible for setting up entirely all the utilities for the new control tower that lay just adjacent to this new renovation.
